THE MAIN RESIDENCE
The estate’s recent redesign and upgrades create a polished and relaxed environment for family and friends to gather and create memories together with ample space to find individual peace. The main residence centers on contemporary Nantucket interior design with amenities expected at luxury private residences internationally. The estate maintains a warm and homey feel integrating fine art inspired by the property’s gardens, adjoining conservation land, ocean beaches and our special island. The main residence sleeps 12 in six bedrooms with five full and two half bathrooms, plus three outdoor showers and another half bath in the cabana.
First Floor
The front foyer opens to a sunny and welcoming living room to the left. The separate quiet den beyond features a fireplace with cathedral ceilings and a coffee table perfect for games and puzzles. The den opens south to a sunken back patio that leads to the salt water infinity pool and larger back patio and east to the ground floor king bedroom suite.
The ground floor king bedroom suite has a generously-sized bedroom with two sitting chairs and an olive desk. The bedroom opens to its own covered back porch and sitting area that leads to the pool and back patio. The suite features a walk-in closet, a separately closeted washer/dryer, a clawfoot tub, a large indoor shower, dual sinks and a private outdoor shower with a vista of Weweeder Marsh to start your day with bird songs and morning mist as the sun rises through distant trees.
The gourmet kitchen is fully equipped. It features a side-by-side Sub-Zero refrigerator and freezer, additional under-counter refrigerator drawers, a gas Wolf range with two ovens, two farmhouse sinks, two Bosch dishwashers, an automated Breville espresso machine, French presses, drip coffee, a pour-over, electric kettles, a vegetable juicer, a rice maker, a George Foreman grill, a microwave, a toaster oven/air fryer, a toaster, honed granite countertops and two large islands. The outdoor kitchen features a large gas grill with iron and stainless grill alternatives, a lobster/corn pot boiler, two burners and a sink.
Off the kitchen, there is a mudroom and a separate walk-in pantry with plenty of additional food storage, a sink and laundry area.
The breakfast room, accessible from the kitchen and dining room, overlooks the large infinity pool and the natural expanse beyond. It features two swivel chairs and a banquette that seats ten. There is a Yamaha Clavinova CSP-170, which is a top-of-the-line electric piano equipped with volume control and optional headphones for silent play.
The dining room table sits ten. The adjoining wet bar has a wine refrigerator, a beer/beverage refrigerator, blender and a cocktail mixing kit.
There is a powder room on this floor by the front foyer and staircase.
SECOND FLOOR
There is another king bedroom suite located on the second floor. This suite features sweeping views east and south of the main residence back yard and green and surrounding conservation land with sights of the ocean. It has a generously-sized bedroom with large sitting area including a queen-sized pull-out couch, two chairs and a coffee table. The suite has ample built-in drawers opposite large hallway closets leading to the jacuzzi bath, a shower with dual shower heads and dual sinks.
There are two additional bedrooms on the second floor that share a full bath off the hallway. One bedroom has the home’s third king bed and two sitting chairs. The other bedroom has two twin beds. Each has ample dresser and closet space.
THIRD FLOOR
There are two queen bedrooms on the third floor, one with en suite full bath (with shower). Each bedroom can view the ocean, the southern acres of the estate and conservation land to the east or west.
Lower Level
The lower level features a 4K movie theater with proper theater surround sound, 14 leather recliners and additional seating, a popcorn machine, a candy counter and a powder room. There is also a pool table with mounted TV, foosball, a mahogany bar and a decorative range (the original range from The Club Car restaurant in town). There is a separate lounge with a built-in 4K television with 5.1 surround sound. There is an office on this floor with a desk, sitting area, Wi-Fi-enabled HP all-in-one printer and one full bath (with shower).
POOL, CABANA, GOLF and Surrounds
The cabana overlooks the large infinity pool and Weweeder Marsh beyond. It has a comfortable sitting room and a powder room with stacked washer and dryer. The sleeping loft is a great place to sneak away and read. The cabana kitchenette has a sink, wine fridge and ice maker. It features accordion glass doors that open to provide outdoor bar seating. There is a 4K television viewable from the outdoor bar and pool deck, a great place to escape and watch sports or relive a day of air played pictures for your group at cocktail hour.
The lawn within the hedge is ideal for dining alfresco—casual BBQs and catered outdoor dinners. As the evening sun lights trees across Weweeder Marsh you’ll realize you’ve got the best private setting on island. The lawn’s also perfect for bocce (set on site) and other games. Outside the hedge there’s a stone fire pit with seating, a hammock grove, more trail access and golf.
Four tee locations provide residents with par three golf toward the single green from different angles and distances (120, 90, 60 and 30 yards). Obstacles include pitching over pines from below the infinity pool, shots straight down the fairway with rough that’s unforgiving on slices and a sand trap by the green.
On property for your use are hammocks, bocce and appropriate golf balls and equipment including two full righty par 3 club sets and universal putters (one versatile lefty wedge).
Audio Visual
The movie theater, living room, downstairs lounge and cabana are all equipped with smart TVs, cable and leading movie subscriptions through Apple TV (e.g., iTunes Movies, Apple TV+, Prime Video, Netflix and Disney+). Movie purchases are on us and encouraged to build the property library. The billiards room is also equipped with a smart TV and access to the same movie subscriptions and many sporting events through leading network applications.
Sonos is available throughout the ground floor, in the second floor king suite, the lower level, by the pool, in the cabana and by the outside grill. Wi-Fi and Sonos are also available in the formal gardens from the main residence Wi-Fi account.
The kitchen has an iPad for control of the Sonos system, a house Spotify account with playlists and multiple applications we hope you find useful. The iPad includes a link to property instructions with information such as where to leave the picnic basket for weekly vegetable garden deliveries, how to tour the gardens with our vegetable gardener if you’d like, a stargazing app and advice on local beaches and trails from the property. Other iPad applications act as a self guided concierge service with links to island weather, tides, trail maps, yoga and pilates classes, public golf, festivals, camps, restaurants and daily emails with island news.
